Located in San Francisco’s Marina District, this project transformed an original 1925 residence through a full-scale renovation and vertical expansion into a three-level, approximately 4,000-square-foot single-family home. From the outset, the scope required a complete structural and systems overhaul. At the same time, the team reworked the layout to support a modern program while maintaining compatibility with the surrounding neighborhood.
To begin, the team opened the main level to create a continuous floor plan and introduced structural solutions to support larger spans and improved circulation. As a result, the home now feels more connected and functional. A new chef’s kitchen anchors the space and connects directly to the family and breakfast areas. In addition, the project added a covered exterior terrace for outdoor cooking, integrating proper ventilation, weather protection, and seamless indoor-outdoor access.
Meanwhile, the team installed custom horizontal gas fireplaces in both the living and dining rooms, coordinating framing, venting, and finish details. At the center of the home, a glass-enclosed wine room serves as a feature element and incorporates climate control and precise detailing.
Upstairs, the team reconfigured the primary suite to improve layout and function. In particular, the build includes a double-sided fireplace between the bedroom and bathroom, a Calacatta marble bathroom with high-end plumbing fixtures, and a large dressing room with integrated storage. Additionally, a new south-facing terrace brings in natural light and extends the living space outward.
Throughout the home, the team upgraded mechanical, electrical, and plumbing systems. Furthermore, they improved insulation, windows, and doors to meet current performance standards. Ultimately, the result is a comprehensive rebuild that reflects modern construction practices and a refined material approach.
