ACI provided general contracting services for the Shorehouse project, a mixed-use development at 414 Main Street in Huntington Beach, California. Located in the downtown core, the site required careful coordination due to nearby structures and coastal conditions.
The approximately 75,500-square-foot development includes 20 Type V luxury condominium units over a Type I retail podium. This mixed-construction approach required detailed coordination among structural systems, fire-rated assemblies, and life-safety requirements. As a result, the team worked closely with design consultants and inspectors throughout each phase.
At- and below-grade, the project included both structured and surface parking. The team sequenced excavation, waterproofing, and foundation work to address groundwater conditions and long-term durability.
Above the podium, the residential levels were framed to support efficient layouts, natural light, and views. At the same time, the structure maintained continuity across all levels. The scope also included full mechanical, electrical, and plumbing systems, as well as fire protection and vertical circulation.
In addition, the project featured a rooftop deck for residents with an outdoor entertainment space. This area required detailed coordination for drainage, waterproofing, and wind exposure. It also provided unobstructed views of downtown Huntington Beach and the Huntington Beach Pier.
