Located in the Lantern District of Dana Point, California, Del Prado Place is a 31,000-square-foot mixed-use development that combines residential and retail uses within a single, integrated structure. The project includes 18 condominium units constructed above-ground-floor retail along Del Prado, with a subterranean parking garage below. The scope requires careful coordination among structural, mechanical, and life-safety systems across all levels, particularly at transitions between retail, residential, and below-grade construction.

The residential component includes a range of unit types, from approximately 1,200-square-foot one-bedroom layouts to two-level, two-bedroom townhomes approaching 1,900 square feet. The framing and layout of each unit are designed to maximize efficiency, natural light, and functional use of space, while maintaining separation between units and meeting acoustic and fire-rating requirements.

Interior build-out includes the installation of European-style frameless cabinetry, stainless steel appliances, and quartz countertops with waterfall edges. These elements require precise coordination between cabinetry, plumbing, and electrical systems to ensure proper alignment and long-term durability. Each unit also incorporates in-unit laundry, walk-in closets, and dual-sink bathroom configurations, all integrated within the overall MEP design.

In addition, most units include private outdoor spaces, which require detailed waterproofing, drainage, and structural considerations. The project as a whole reflects a coordinated construction approach that balances residential livability with the complexity of mixed-use development in a dense coastal setting.
